Exclusive Right to Represent Buyer Agreement

This Exclusive Right to Represent Buyer Agreement (the "Agreement") is entered into as of May 27, 2026 by and between:

Real Estate Broker: CityWorth Properties, LLC ("Broker") ("CityWorth")

and Buyer: ________ ________

1. Purpose of This Agreement

The agreement gives CityWorth the exclusive right to help the Buyer search for, negotiate, and purchase a home (the "Property") during the term of this Agreement.

2. Terms of Agreement

This agreement starts on the date above and stays in effect until one of these happens:

  1. The Buyer closes on a home.
  2. The Buyer and Broker agree in writing to end this Agreement.
  3. The agreement reaches its end date, which is 180 days from the start of the agreement.

3. Exclusive Representation

The Buyer agrees to work only with CityWorth during this agreement. The Buyer will not work with other real estate agents or brokers to buy a home. All inquiries, offers, and negotiations must go through a CityWorth Agent.

4. Duties of Your CityWorth Agent

  1. Help Buyer find homes that meet their needs.
  2. Schedule home showings and inspections.
  3. Represent Buyer's interests during negotiations.
  4. Guide Buyer through the purchase process, including writing offers and handling closing activities.

5. Broker Commission

  1. Broker compensation is negotiable and is not fixed, controlled, or suggested by law, any MLS, or any REALTOR® Association.
  2. CityWorth's buyer broker fee is 3% of the purchase price.
  3. CityWorth will work to identify properties where the seller or listing brokerage is offering to pay CityWorth's 3% buyer broker fee. If the seller is offering less, the CityWorth Broker reserves the right to adjust the fee.

6. Buyer's Duties

  1. Work only with CityWorth during this agreement.
  2. Provide honest and timely information about your financial situation and home preferences.
  3. Notify CityWorth immediately if contacted directly by a seller or another agent about a property.
  4. Attend scheduled showings or give reasonable notice if you need to cancel.

7. Homebuying Dollars

By signing this Agreement, the Buyer earns $200 in Homebuying Dollars through CityWorth's rewards program. Homebuying Dollars may be applied toward the Buyer's closing costs, subject to the terms of the CityWorth Homebuying Rewards program.

8. Dispute Resolution

Any disputes arising from this Agreement will be resolved through mediation before any legal action is taken.

9. Entire Agreement

This Agreement is the entire understanding between the Buyer and CityWorth. Any changes must be made in writing and signed by both parties.
